Access Statement For Swaynes Firs Farm

Introduction

Swaynes Firs is a farmhouse bed and breakfast situated in peaceful countryside. We are 7 miles from Salisbury, situated off the A354. Our home is 100 yards off the main road, so very easy to find us from Salisbury but still far enough from the main road.

We have three rooms available, one room is on the ground floor so access is very easy from the front door. This room is en-suite, a large size room but the shower room is not very large, so would be unsuitable for a person confined to a wheel chair. The room is suitable for persons with some limited mobility.

Pre-Arrival

•  We are 7 miles from Salisbury, four miles away from Coombe Bissett. Public transport is limited so not suitable for guests without own transport.
  

• The nearest shop and pub is in Coombe Bissett, 4 miles away.
  
• The nearest bus stop is 200 yards away across the road. The bus is the no 184 and only runs 2-3 times a day. No busses come past us after 6 PM.
  
•  The nearest train station is in Salisbury.
  
• The taxi companies are situated in Salisbury, which makes it very expensive to hire if you wanted to use that form of transport. Local accessible taxi numbers: 01722 505050
  
• Our brochure or access statement can be prepared in large print, but unfortunately we cannot prepare this in Braille.

Arrival & Car Parking Facilities

• Our check in time is usually from 2 PM, please advise us if you are going to be later than 6 PM. Earlier or later arrival is possible by arrangement.
  

• Parking is on a level drive in front of the main door, in one of the designated parking bays. There is a parking bay very close to our front door for guest with limited mobility.
  
• The surface is tarmac and the area well lit at night.
  
• We offer assistance with luggage.

Main Entrance & Reception

• We have no steps to our front door.
  

• The door is normally locked, please ring the bell if we are not aware of you arrival.
  
• If we are outside feeding animals we normally leave a note on the door, but are a rule we are around the house at the hour guests indicate they will be arriving.
  
• There are no steps into the building, just a small inch high wooden draught excluder.
  
• On arrival you will be brought into the house and first shown the location of the breakfast room. The ground floor is all on one level. The corridors are sufficiently wide to accommodate guests with a mobility aid.

Public Areas - General (Internal)

• The hallway leads into the lounge and breakfast room.
  

• We have one twin bedroom on the ground floor and two rooms on the first floor. These rooms are reached using a large stairway. We have no lift available. The first staircase has 13 steps to the first landing and then another 4 steps to the second landing. The staircase has grip rails on either side.
  
• The house is carpeted throughout and is centrally heated.
  
• We have a public telephone available for use as well as Wi-Fi connection for guest's own laptops.

Breakfast room:

• We only serve breakfast in our breakfast room, we do not do an evening meal.
  

• The breakfast room is carpeted throughout.
  
• We are happy to cater for special diets, please let us know beforehand.
  
• We serve a selection of cereals, fruit, juice and yoghurt.
  
• Our cooked breakfast is a full English Breakfast (bacon, sausage, tomato, mushroom and our own eggs). We also serve continental breakfast; that is a selection of pastries. We can do a lighter breakfast eg. scrambled eggs on toast, poached egg on toast etc.
  
•  Breakfast is served from early until latest 9 AM. No breakfast is served after 9 AM

 Bedrooms

• We have three bedrooms, all en-suite.
  

• We have one twin room on the ground floor, one twin room on the first floor and one family room on the first floor.
  
• All three of our bedrooms are carpeted throughout.
  
• The rooms are centrally heated, the radiator can be adjusted to turn off the heating. Heating is on from 5 AM until 10 PM. We have small electrical blow heaters on request if more heating is required.
  
• We supply a tray in the room with tea and coffee facilities.
  
• We also supply a radio, hair dryer and magazines in the room.
  
• Local information in the form of brochures and a manual is supplied in the room.
  
• A colour, remote control television is supplied, but only the four channels are available at the moment.
  
• Our beds are normally made up with a bottom and top sheet and duvet. There are blankets available in the cupboard. Please specify before arrival if you prefer to have the bed made up with blankets.
  
• Each room has two comfortable chairs to sit in.

Shower-room & WC [Ensuite]

• All our rooms are en-suite.
  

• The en-suite facilities consists of a shower, WC and wash basin.
  
•  In our twin rooms the shower rooms are not very large, in the family room it is quite spacious.
  
• The shower room in our ground floor room is not large enough to accommodate a person confined to a wheel chair. It is large enough for a person with some mobility. The shower had a high step, so not very good for a person who cannot walk without aid.
  
• The floor surfaces in the shower rooms are non-slip.

Self-Catering Kitchen

• We have a small kitchenette in our summerhouse for use by our guests. This consists of a fridge, washbasin, microwave, crockery and cutlery. There is comfortable chairs and seating for 6 people and in summer more seating outside. We do have extra heating in winter, but the summerhouse is mostly in use only from April - October.
  

• The garden area leading to the summerhouse is grass and is mostly level. There are no steps to enter the summerhouse.

Grounds and Gardens

We have a smallholding of 11 acres in total. Our gardens are for use of our guests. The main 'garden' area is in front of our summerhouse. The rest of our grounds are where we keep our beef cattle and poultry. Guests are welcome to walk around, but not in areas where we have cattle. They are moved to different paddocks, so it is best to ask first if you are unsure. It is safe to walk around where the poultry are, children must be supervised by an adult. The poultry are very friendly, please make sure that children do not chase them. Guests are welcome to use the summerhouse and garden furniture, but this is normally only available April - October.

• The garden area leading to the summerhouse is mostly level, but areas beyond that is very uneven, so not easy for guests with limited mobility.

Additional Information

• There is a fire extinguisher in our entrance hall and two at the top of the stairs.
  

• Every room in the house and hallway is fitted with a fire alarm, please do not disconnect the batteries; if a low battery alarm is heard please contact us immediately to change the battery.
  
• The building can be evacuated via the front door. In an emergency there is also an exit via our kitchen, which is to the right of the stairs.
  
• We do not permit smoking in the house.

Future Plans

•  We currently to not have digital TV available in this area, but as soon as it is available we will upgrade the TV aerial and fit digi boxes in our guest rooms.
